Practice sale in Stanthorpe on Queensland's Granite Belt

Description: Granite Peak Physiotherapy is a respected provider of Physiotherapy in the Granite Belt Region. Excellent relations have been maintained with medical practitioners locally and with orthopaedic surgeons in both Toowoomba and Brisbane. The current owner, Cynan Lewis, has a good reputation for delivering effective and affordable Physiotherapy, evidenced by a healthy stream of medical and self-referrals and excellent client retention. The average monthly number of new referrals for 2025 was 36 (9 per week), which included 5 weeks of leave/holidays. The caseload has been primarily adult musculoskeletal, with some school-aged clients. There has been no coverage of paediatric clients provided. This and Women’s Health are two areas of possible expansion. There is a very healthy culture of sport in the town, and this provides considerable business. The demographics of the town are such that young families and retirees predominate. Following high school, many young people are required to leave town for further study and work opportunities. Stanthorpe and surrounds have become popular as a ‘tree-change’ retirement region (Stanthorpe was voted the third best town in Australia in the 2024 Wotif Aussie Town of the Year awards). The practice includes a reception area, two large air-conditioned treatment rooms (one of which could be easily divided into two large treatment cubicles), a kitchen and dining room, a purpose-made wheelchair-accessible toilet and a storage/utility room. The reception area and one of the treatment rooms have access to natural light, while the other areas are well-lit with fluorescent light fixtures (warm-white tubes). Granite Peak Physiotherapy has been operated as a sole practitioner Physiotherapy provider that is set up within a building that is signed as Stanthorpe Therapeutic Alliance. This was in order to sublet one of the rooms to a Bowen Therapy practitioner. This arrangement, or a similar one with another health practitioner, could be continued, or the building could be re-signed as one that solely provides Physiotherapy. There is scope for three Physiotherapists to comfortably work in the premises. The sublet arrangement has suited me, with the Bowen Therapist contributing to half of the rent, rates and electricity costs. Savings on rent alone, for the last financial year, have amounted to approximately $9,000. Granite Peak Physiotherapy sees self-referred clients as well as those referred by medical practitioners, with many under the General Practice Chronic Care Management (GPCCMP) scheme. We also see DVA and WorkCover clients. Additionally, clients referred by agencies that manage packages such as NDIS and home care (Granite Belt Support Services, Italian Australian Welfare Association, BlueCare, Trilogy etc) refer clients for both in-clinic and home-visit consultations. A HICAPS system is operated for clinical consultations and provides good daily cash flow. Appropriate weekly invoicing is made for clients on packages or who are treated at home. Income sources have been very stable while at the current premises over the last 5 years, and for the 5 years previously at different premises.    Competitive landscape: There are two other private suppliers of Physiotherapy in the town of Stanthorpe. The Physiotherapy Centre is an outreach service provided by the Allied Health Hub, based in Warwick. This service currently consists of two days per week and operates out of a room provided by My Family Medical, a GP practice in town. Interestingly, many referrals come from this GP practice. Mal Jackson Physiotherapy operates from rooms above K-Hub on the town’s main street. This practice has operated for many years (set up about 10 years before Granite Peak Physiotherapy). That Granite Peak Physiotherapy has prospered in the last 11 years is a testament to the sufficient demand for Physiotherapy services in Stanthorpe and also to the sound foundation upon which the practice has been built. Barham Chiropractic (an outreach service from Toowoomba), located next door to Granite Peak Physiotherapy, has been operating for several decades and provides services for one and a half days per week. Some clients are shared between the two practices, although it has not been my practice to refer clients for Chiropractic treatment. An Exercise physiologist operates a gym in town, and a number of Granite Peak Phyiotherapy clients attend this. There is also a YMCA Fitness Centre in town with gym facilities, and additionally, a private facility, Granite Belt Fitness Centre, in the town. Technology/IT:  Granite Peak Physiotherapy uses the PowerDiary/Zanda system for online client bookings. This includes an automatic facility for confirmation of appointments. My preference has meant that client clinical notes have been hand-written with typed correspondence etc. PowerDiary/Zanda offers a digital note-taking system, and there are free dictation note-taking systems that could easily be employed if desired. Provision of legal notes has been through Word ‘voice access’ (dictation system).
